Architect Art Deco Villa - 330m2, 5 minutes walk from the heart of the city and the central market!

Conceived in the 1950s by La Rochelle architects Georges Letélié and Pierre Grizet, this residence ranks among the most remarkable expressions of the city's residential architecture.
Deeply restored in 2016, then modernized in 2023 through the installation of photovoltaic panels (7.5 kW) and a high-performance heat pump, it elegantly reconciles the heritage of an era with today's standards.

An impressive entrance, upon crossing the threshold,
the original Art Deco staircase immediately captures the eye and announces the character of the home.
The raised level reveals a magnificent light-filled living space, extended by a counter designed for sharing and conviviality, followed by a kitchen overlooking a running balcony/terrace.

Upstairs, four welcoming bedrooms each have their own bathroom or shower room.
At the top of the Villa, a 15 m² room lends itself to the arrangement of an office or seventh bedroom.
Not to mention the basement of approximately 100 m² to imagine additional spaces such as a home cinema, gym, etc...

The pleasant surprise: a private garden level of 100 m²
Completely independently accessible, this space constitutes a true independent dwelling:
with a beautiful living room with fireplace over open kitchen, veranda, master suite and a second bedroom, bathroom + shower room.

A rare configuration that opens the door to multiple projects - welcoming loved ones, tourist accommodation or rental income.

The enclosed garden, planted with mature birch trees and sheltered from any outside view, offers absolute tranquility just steps away from the activity of the downtown area with its 2 additional terraces. A precious respite in one of the most sought-after areas of La Rochelle.

Between the architectural writing of the 1950s and careful contemporary renovation, this property stands out as an unparalleled living environment for a large family or an ambitious real estate project.

File and private viewing available upon request.
